The Porches

We had 5 couples and our dogs, this house had plenty of space. It truly is beautiful, and we loved the couch on the deck where we could lounge comfortably and watch the water. The basketball goal in the pool was a fun touch and got used almost every day while we all hung out. The firepit was also a great extra, which we enjoyed hotdogs and smores around. Cape & Coast were very responsive when we had questions. Thanks for a great stay.

Unfortunately, we had to evacuate after just 2 nights due to a hurricane. We were able to return later the next day when the evacuation mandates were lifted. Everyone that I talked to at the management company was very nice and as helpful as they could be. The house is gorgeous and I love how close it is to the beach. The pool was very nice also. We had a large group and we all enjoyed our stay very much!!

My family and I spent a wonderful week at The Porches. We had seven adults, five children and two dogs and the house was so spacious that it wasn't crowded at all. The kids loved the pool and we spent many hours on the uncrowded beach. We had a baby and thought that one bedroom had a crib in it but discovered it did not. After contacting the office about it they contacted another company and two people brought a pack & play and set it up. I had the master bedroom on the third floor and all my kids teased me about getting lost in it. I've never been to a beach house that had so much storage space! We've stayed in many houses in the area over the years, but as my Grandson said, "This was the best ever".

This was our second visit at The Porches, and it is everything you could wish for. It’s not only beautiful, it’s comfortable. We bring our adult children and our grands along with our nanny. There were eight adults and three children. We love that the master suite is located on the top floor along with the main living area and kitchen. The young adults have their own living area when they need a little space. All of the bedrooms are comfortable as well as the living areas. The porches are very roomy with comfortable chairs. I love the elevator, and it’s especially helpful when loading and unloading your vehicles. The pool was perfect with its splash pad for the little one. The house was very clean with a well stocked kitchen. Our boys bring their boat and fish daily. The cleaning station on the ground floor is quite handy, and the parking was great! I just can’t say enough about how wonderful our stay was. We will definitely be back again!

Offer the following comments: >MBR shower calk coming loose, some mold/mildew, floor very slick. >Torrential rains on Wednesday left 16 inches of water in driveway; impassable for about 36 hours in a car. Suggest owner clear path to street next door, install a gate with lock/key for emergency use. >would be nice to have a notebook with how to operate things, location of things, details on trash pickup, etc. Include emergency numbers, nearest medical facility, etc. >

The reatal was was exactly as decribed. No disappointments. Plenty of room for ten of us. Beautiful home on a uncrowed beach. We enjoyed every breakfast and sunset drinks on the porches. We have been vacationing at least one week a year on the gulf coast the last ten years. This home and the beach area has become our family favorite. One issue only. There was a leak under one of the kitchen sinks. We contacted the maintenance and a person showed up soon after to repair it. There was plenty of cookware and utensils. Ice machine was awesome . Pool was great for our 2 year old grandson . We highly recommend this home.

We just returned from our 3rd annual trip to The Porches! Once again, we so enjoyed the week. This house is perfect - close to the beach, private pool, every bedroom is great, and most importantly - the 3rd floor Porch! It is our favorite spot to hang out when not at the beach or in the pool. We had a minor issue with the elevator upon arriving, but sent a maintenance request via the mobile app and the serviceman arrived and fixed the problem the next morning. Wonderful service! We are already planning our 2023 trip.

Our entire family stayed at The Porches, including nine adults and three children. Each family had their own bedroom and bath, with ample gathering areas. The pool is oceanfront, and a wonderful way to spend the afternoon. Someone was constantly enjoying the view from the wraparound porches. Perfect name for the house! The only thing bad I can say, is the grading of the driveway. Tropical storm Fred hit on Monday, and we could not use the driveway from then, on. It was still under water when we left on Saturday. Luckily, the neighbors were nice enough to offer theirs. The standing water also increased the mosquitoes.

This home is beautiful! The pictures don’t do it justice. We had 4 couples and three children and a dog. Perfect number of rooms/bathrooms. The kitchen was the most well stocked kitchen I have ever seen at any rental property we have stayed. Management was very receiving. We had a WONDERFUL vacation at this house!

This was our first trip to St. Joe. The house was AMAZING! The house was very clean and the rental comapny was excellent to work with. There was 12 of us staying in the house and there was plenty of room for us all. Even though we couldn't play in the ocean (due to the rip current that week) we still made the best of it. The pool was a great bonus. The area is not commercialized at all. If you are looking for a quiet getaway I would highly recommend. If you have young kiddos that like to get out and do lots of activities I would recommend someplace else. We will definitely be back!

This year we did have a few minor issues - the elevator wasn't working when we arrived, but after we called it was fixed quickly. The ice maker also wasn't working and it wasn't fixed that week, but it was fine because we just ran and grabbed some bags of ice and we were fine for the week. We will be back in 2022 for sure!

And right on the beach!Perfect for a group.The skillets were missing a lot of its Teflon coating but we called and they brought us 2 the next day. Maintenance was very prompt. We had a great week, found lots of shells the only down side was there was a lagoon right down from us and the water from it had our water coffee colored from the waves pulling it out and bringing it our way, that lasted for 4 days but the grandkids played in the ocean anyway. I would definitely stay in this house again.

There is little to say that is wrong with this property. The house is tastefully well furnished, spacious and well planned. To use my big words... it's really nice! Minor issues are hard to close sliding doors and ocean side blinds need repair or replacement; never-the-less, The Porches is a great place to stay.... unless heavy rains are in your forecast. BE AWARE: In the event that heavy rain occurs, the drive way that crosses the front lot to the property is likely to go underwater as it serves as the low point for all water that falls on the adjacent cul-de-sac. The depth of the water will vary depending on the amount of rain and current ground saturation. Owners of low riding cars should monitor the weather and may opt to park at the head of the drive along highway should heavy rains be forecast. To give you some background, Hurricane Sally made land fall to the west in AL but it still dumped 10 to 12" inches of rain in Gulf county. 10 days post Hurricane Sally (the day of our arrival), we barely noticed a small puddle crossing the driveway so no worries but it rained hard (maybe 2 to 3") on our first night thus the next morning, "The Porches" had become "The Island". A very nice island but never-the-less marooned by 20 to 24" deep water on the drive. Thankfully the property manager arranged for a roll-away truck that ferried our cars to park along the road but I must say that we lost a day of leisure to one of worry and 3 inconvenienced days of hand carrying groceries from the road to the house via the eastern neighbor’s driveway/yard. The water was down to about 4 to 6" on the day of checkout. @The owner... appreciate your taste.. enjoyed your book selections and art; consider securing the Woodie original. Roll Tide! ;-) Manager's Response: Thank you for sharing your stay at The Porches. We are so sorry that you had to experience Hurricane Sally's rainfall that flooded the entire area. There was more rain experienced during this event than we faced from Hurricane Michael in 2018, a Category 5 hurricane; and we weren't even a direct hit from Sally. But the owners are working with the county officials to come up with a solution to keep this from ever happening again.

We loved the privacy of the beach, the pool on the beach side of house and the house. It was well stocked and comfortable. We had a few minor issues, but management responded quickly and efficiently. The beach is amazing and we loved watching all the dolphins off the shore. We hope to return again soon!

Four women stayed at The Porches for a week in August 2020 and we absolutely loved this house! Yes, it was much bigger than we actually needed, but that allowed us to each have our own space when we wanted it. The icemaker was a dream; we bought one bag of ice the first day and never had to even use it! The view from the pool is awesome because it is right on the beach. The view from both the 2nd and 3rd floor porches is perfect, especially with the breeze blowing in from the ocean. We spent most of our time either on the beach, in the pool, or on the 3rd floor porch. It was a perfect annual girls' trip and we will probably be booking this same house for our 2021 trip.

Beautiful place. The only issue we had was the master suite was 77-80 degree at night. But Cape & Coast sent AC repair and electricians over 3 times to get it fixed. The electrician gave me his personal cell # in case we had problems at night. Can't ask for better service than that. Will be booking again.

The Porches is an absolutely Breathtaking home!!! The layout was perfect for our family, in that there were areas that provided separation for more privacy. The master suite is located on the top floor, which for my needs, was ideal. In previous homes, the bedrooms were located below the living area, so if you went to bed before the rest of your group, you would be able to hear the noise coming from above. This is not the case, at The Porches. We didn't hear anything coming from the area below, either. The bedroom areas on the second floor could also be closed off with pocket doors allowing for even more privacy. We hope to return next July with our first grandchild!!! The layout of those bedrooms will be perfect for my son, his wife, and our new grandchild. The second kitchen, also on this floor, will be a big help since they won't need to go upstairs to warm bottles, etc. The furnishings were very comfortable and tastefully chosen. Not the typical indoor/outdoor stuff we have run into in the past. Overall, the best home we have stayed in so far.

The Porches is a wonderful beach house and our large family loves staying there. As in any large rental there are a few issues I will mention. 1) The trash can holder track in the upstairs kitchen doesn’t work - will not pull out. This was broken last year also. 2) The trim piece on the exterior upper stair step is not secured and nails are showing. It too was like that last year. 3) We found several bags of trash in the garage and cigarette butts were found on the upper floor porch. The cleaning crew should have found these. Even with the above detractors, we still love this place. Our family plans to stay at The Porches again in 1 2019.

We have stayed at The Porches for two summers (2016, 2017) and of this writing have already booked a week for 2018. The Porches is a spacious, beautiful, and well maintained beach house that allows our large family to take full advantage of it's size - we all can gather together for dinner or games and we can also find cozy places where we can hide away and have some alone time. The beach access is so convenient and the view from The Porches allows those at the house to watch what's going on at the beach. Pretty nice for older family members or those who need to stay at the house while a child takes a nap. We also found that electronic messaging of maintenance issues are handled immediately without any fuss or hassle. We sent a message via cell ph regarding a loose deck board and some protruding nails and it was fixed the next morning before the whole family woke up. I mean the repair man was in and out quick! Cape & Coast Properties is VERY responsive - unlike some of the other places we've stayed. The kitchen is well appointed and has every type of gadget that you might want when cooking - from an elec. griddle to electric mixer. The ice machine was never empty - and believe me, our large family uses a LOT of ice. We usually only eat out one night during the week - this year we tried the Sand Bucket located on the Cape. The food was good and reasonably priced. It also had a pretty wide selection of choices - sorry, no crab legs:( I'll conclude this eval the way I began. Our family highly recommends vacationing at The Porches - for the money you spend on this house, you'll find that it's worth every penny!

We could have been comfortable with at least another 4 people. We liked getting fish from the market and staying in to cook and the kitchen had everything we needed. The teenagers had their own kitchen on their level for late night snacks. The porches wrap around the house and that's where we spent lots of time. The beach is steps away by boardwalk which was perfect for our older grandmother. Management company was helpful when we needed them. Overall great, we would go back.

Eight of us (2 families) really enjoyed our stay. The house was very large and had everything we needed and more. We could have been comfortable with at least another 4 people. We liked getting fish from the market and staying in to cook and the kitchen had everything we needed. The teenagers had their own kitchen on their level for late night snacks. The porches wrap around the house and that's where we spent lots of time. The beach is steps away by boardwalk which was perfect for our older grandmother. Management company was helpful when we needed them. Overall great, we would go back.

The house and location is perfect. The house is very spacious. We are a family of 11 and there was more than enough room for us all. The house was spotlessly clean and is beautifully furnished. The master suite was amazing with an enormous bathroom. The kitchen was fully equipped with everything you need to feed a large family. The outside porches were very large with lots of deck furniture in very good condition and we ate outside every night. You have incredible views from inside and outside of the house. The walk to the beach was a minute or so from the house boardwalk. The fishing is amazing and the beach is lovely. All in all a fantastic vacation was had by all. “Going to the beach” has always been one of our family’s favorite trips, and when we discovered the more private beaches along the Gulf Coast between the towns of Apalachicola and Port St Joe, we knew this was where we wanted to build our beach house. There are no huge crowds, no bumper to bumper traffic and not so much commercialization that destroys the natural beauty of the area. We would be delighted to have you bring your family or friends (up to 13 of them) and spend time in our beach home, “The Porches.” No matter the ages of the guests, there is something for everyone to enjoy – playing in the waves, throwing a football on the beach, a friendly game of bocce ball in the sand, reading a good book under the umbrella, or simply walking along the beach picking up interesting shells along the way. Or if you prefer to lounge on the porch or sundeck with an endless view of the Gulf, there are plenty of seats available. There are even some great quiet spots in the house where you might slip away for an afternoon nap. When the sun goes down and the stars twinkle and the moon shines brightly over the ocean, there is room in the large kitchen for everyone to gather and have fun preparing and enjoying a meal together. Watch a movie, play a card or board game, work on a puzzle, or just sit on the porch enjoying good conversation and time together while the sound of the waves provides wonderful background music. Memories are made here that will be written in your heart forever…..
